About property finders in Mallorca

If you are looking at properties in Mallorca you may have come across property finders and search services offering an alternative to going direct to the estate agents. They offer various benefits in organizing shortlists, arranging viewings and assisting the search process.

As Mallorca's longest-established and leading property finders (we prefer "search and advice service"), MPP are bound to say that such service can offer a great benefit. However, as is the way of the world, not all these companies are as professional as they purport and it is best to do some basic research before you give them too much of your valuable time. Here are a few pointers as to things to ask / look out for in making the right choice.
  • Ask them how long they have been established - it takes a long time to build a viable and comprehensive contact base with good quality estate agent partners. A company that has only been around for a year or so is unlikely to have this.
  • Check what other services they offer. They should have access to all the other types of property professional you might need such as lawyers, surveyors and financial advisers.
  • Ask if they are solely a property finder, or also and estate agent. Many agents profess to be able to find you the right property even if they do not have it listed themselves. In reality they will push their properties first and hand you over to other agents if they do not have the right property.
  • Similarly there are many other people in Mallorca professing to be property finders. They range from individually you might meet in a bar, to people who manage rentals, hotel clerks and more! You wouldn't dream of searching for a property this way in the UK and there is no reason why you should do so in Mallorca. The same applies to professionals such as surveyors, architects, property mangers and the like.
  • Be very clear in asking how they get their fees. Some property finders in Mallorca will charge you a fee of around 1.5% or 2% of the purchase price. This is a perfectly legitimate approach but in truth, they may well also be getting a commission from the agent. This makes a nonsense of their claims to being objective and working solely on your behalf - so ask them to confirm this in writing before you contract them.

In reality paid-for property finders also have a closed set of agents they generally work with, so paying them a finders fee on top makes very little sense at all.
