MPP newsletter and property update: 25th February 2010

Here is our latest update from Mallorca. It is still the quiet season but the property market is busier than it was at this time last year. While people remain sceptical that any significant economic recovery is under way, the positive in this for buyers is that there are still some good opportunities. Our advice continues to be to focus on getting a good investment and not to judge opportunities solely on the size of the “discount”. Our Feb/Mar update talks more about this and is worth a read if you have not already seen it (Mallorca property market update - Feb/Mar 2010).

It is also worth re-iterating that asking prices can be misleading. As the recession has progressed more owners have set competitive prices which means the purchaser could be getting a good deal even if the final negotiated price is not much lower. Equally, some owners are sticking by relatively high (pre-recession) asking prices and will only negotiate when a solid offer is on the table. The only way to judge where the best opportunities lie is to visit and get actively into the market. Our role is to help you do this and make it as productive as possible for you.

New listings

Here are a few new opportunities recently posted on our blog.

* Country villa, Pollensa. Recently built country house in a particularly good position in S’Ubach, a short drive from Pollensa Old Town. It has been reduced from 600,000 to 560,000 Euros.

* Garden apartment, Nova Santa Ponsa. This apartment is located in a prime community close to Port Adriano on the southwest coast. Euro 469,000.

* Country house, S’Arraco Andratx. Country house currently undergoing refurbishment. S’Arraco is a village just outside of Andratx, one of the most sought-after locations. Priced at 990,000 Euros.

* 4 bedroom villa, Puerto Pollensa. Villa is for sale in Gotmar, Puerto Pollensa. The town is within easy reach as is the beach. Villas of this specification are usually over 1m Euros. Price: 975,000 Euros.

* New build 2 bed apartments, Cala d’Or. These are the final units for sale and have been reduced to Euro 209,000. The properties have a recent bank valuation of 275,000.

"You might have noticed there have not been any newsletter updates for a few weeks. Mostly this is down to a redesign of the website which is now complete, and also to the sunny weather we are getting here which is not a great motivator for sitting in front of the computer!

About property finders in Mallorca

If you are looking at properties in Mallorca you may have come across property finders and search services offering an alternative to going direct to the estate agents. They offer various benefits in organizing shortlists, arranging viewings and assisting the search process.

As Mallorca's longest-established and leading property finders (we prefer "search and advice service"), MPP are bound to say that such service can offer a great benefit. However, as is the way of the world, not all these companies are as professional as they purport and it is best to do some basic research before you give them too much of your valuable time. Here are a few pointers as to things to ask / look out for in making the right choice.

• Ask them how long they have been established - it takes a long time to build a viable and comprehensive contact base with good quality estate agent partners. A company that has only been around for a year or so is unlikely to have this.
• Check what other services they offer. They should have access to all the other types of property professional you might need such as lawyers, surveyors and financial advisers.
• Ask if they are solely a property finder, or also and estate agent. Many agents profess to be able to find you the right property even if they do not have it listed themselves. In reality they will push their properties first and hand you over to other agents if they do not have the right property.
• Similarly there are many other people in Mallorca professing to be property finders. They range from individually you might meet in a bar, to people who manage rentals, hotel clerks and more! You wouldn't dream of searching for a property this way in the UK and there is no reason why you should do so in Mallorca. The same applies to professionals such as surveyors, architects, property mangers and the like.
• Be very clear in asking how they get their fees. Some property finders in Mallorca will charge you a fee of around 1.5% or 2% of the purchase price. This is a perfectly legitimate approach but in truth, they may well also be getting a commission from the agent. This makes a nonsense of their claims to being objective and working solely on your behalf - so ask them to confirm this in writing before you contract them.

MPP does not charge you any fees. We have a comprehensive island-wide estate agent network that has grown and evolved over the 10 years we have been in business . We are completely independent and work solely on your behalf, and are up-front about the fact that our income comes from agreements with our agent partners should a sale be made though them. In reality paid-for property finders also have a closed set of agents they generally work with, so paying them a finders fee on top makes very little sense at all.
