December Mallorca property market update
Judging by the divergence in the opinions put forward by the many and varied commentators on the Mallorca property market, it is far from clear as to whether the market has reached its low-point or has further to fall.
Indeed some estate agents still argue passionately that the market has not in fact fallen at all!
One can hardly be blamed for being confused by these reports. At best they give little assistance in the question outlined – is now a good time to buy or not?
This months Mallorca Property Market Update tries to cut through the sea of statistics and widely differing perspectives on the state of the market, and to give some more practical advice to help buyers assess whether this really is a good time to buy properties in Mallorca.

Mallorca Property Partners: Copy of Newsletter 05.10.09
Here is our first October update – focused this week on a few exceptional opportunities. There are still plenty of “bargains” out there at present. The market pretty much mirrors the UK with some signs of price stabilisation and growing confidence, and even price increases in some areas. Underlying this however the market is still slow and buyers are still cautious.
As I have mentioned before, in seeking out the best opportunities it is important to look beyond just the percentage price reduction. The likely achievable purchase price relative to actual selling prices in the area is the important equation. Location is of paramount importance too, and realistically many of these “bargains” are unlikely to be good investments in the foreseeable future, either because the pre-reduction price was unrealistically high, or because the property is not in a prime location.
So this selection is of some properties that we would say are “real” bargains in that they are also good investment opportunities. They are in prime locations and priced at a level that is competitive in comparison to current prices in the same area.

About property finders in Mallorca
As Mallorca's longest-established and leading property finders (we prefer "search and advice service"), MPP are bound to say that such service can offer a great benefit. However, as is the way of the world, not all these companies are as professional as they purport and it is best to do some basic research before you give them too much of your valuable time. Here are a few pointers as to things to ask / look out for in making the right choice.
- Ask them how long they have been established - it takes a long time to build a viable and comprehensive contact base with good quality estate agent partners. A company that has only been around for a year or so is unlikely to have this.
- Check what other services they offer. They should have access to all the other types of property professional you might need such as lawyers, surveyors and financial advisers.
- Ask if they are solely a property finder, or also and estate agent. Many agents profess to be able to find you the right property even if they do not have it listed themselves. In reality they will push their properties first and hand you over to other agents if they do not have the right property.
- Similarly there are many other people in Mallorca professing to be property finders. They range from individually you might meet in a bar, to people who manage rentals, hotel clerks and more! You wouldn't dream of searching for a property this way in the UK and there is no reason why you should do so in Mallorca. The same applies to professionals such as surveyors, architects, property mangers and the like.
- Be very clear in asking how they get their fees. Some property finders in Mallorca will charge you a fee of around 1.5% or 2% of the purchase price. This is a perfectly legitimate approach but in truth, they may well also be getting a commission from the agent. This makes a nonsense of their claims to being objective and working solely on your behalf - so ask them to confirm this in writing before you contract them.

Festival of the Patrona de Pollensa, Mallorca 2009
The festival of the Patron of Pollensa is one of the largest festivals in Mallorca. Celebrated every year at the beginning of August, the Patrona lasts for several days culminating in a “mock” battle remembering the day of May 30th in 1550, when the Christians, led by Joan Mas, won a key victory over the Moores led by the Pirate Dragut Rais.
The festival actually lasts for just over a week, with the town having already chosen sides the month before, and buildings throughout the town being decorated with the insignia of the Moores and Christians. The Patrona overlaps with the Pollensa Music Week which makes late July to Early September a particularly interesting and fun time to be in Pollensa Old Town.

Mallorca lawyers: when is the best time to get a lawyer for your property purchase?
When it comes to buying property, Mallorca is generally a more “certain” environment than parts of mainland Spain or other Mediterranean locations. Planning regulations are tightly controlled building developments are tightly monitored. Regardless of this however it is essential to have a qualified and experienced lawyer involved in an property deal.
Even with off-plan and new build apartment developments where everything is nicely packaged-up and presented, you still need to check that there are no background issues with the development, that title is properly passed over to you, and that you are covered if there are any problems with the developer finished the development.
In a resale purchase the current ownership of the property has to be checked, you need to establish that there are no outstanding debts or bills against the property, and many other detailed points should be covered just as you would expect in the UK. In the UK you would employ a lawyer to cover these points and there is no reason for it to be any different in Mallorca.

Tips on securing the best deals in Mallorca properties
Post about the bet tactics to use to secure a good deal on a good property in Mallorca.
- Don’t necessarily go for the most obvious “bargains”. If you really want to buy based solely on the biggest price reductions then Mallorca is the wrong place to look – you should be looking on mainland Spain! However the best long-term investments and the ones that will “bounce back” most quickly when the economic environment improves will be the good quality properties in the most sought-after areas. Mallorca as a whole is a good bet, but there is a lot of variety within Mallorca and the areas I recommend focusing on are those that have been the most sought-after for many years. - Be in a position to buy. The more serious the vendor thinks a buyer is the more seriously he will treat them and any offer they make. Buyers who have cash or have agreed finance in place are obviously in the best position. This does not mean however that you need to be rolling in cash to take advantage of the market at the current time. Whilst credit from banks is still tight, they are (believe it or not) eager to get things moving and will lend money to people who can show that they can meet interest repayments and that they are buying a property at a sensible price vs. the mortgage. This latter point should not be a problem at present as bank valuations are generally showing properties to be of a higher value than they can be bought for! There is one mortgage product in particular that allows you to purchase in Euros without exchanging the bulk of your Sterling until the exchange rate between the two currencies improves.
- Be prepared to move quickly and be decisive. Whilst the market is slow and properties generally are not moving fast, the genuinely good deals do move quickly. You need to be prepared to come out to Mallorca at short notice if you are to stand the best chance of getting the most interesting properties.
